What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on your needs, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a floorplan service, an appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total square footage and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.
